Overview

This is a beautiful lakefront property with 1400 feet of shoreline, surrounded by woods at the ridges of Appalachia. It is full of beautiful acreage, woods, and BREATHTAKING views! It is accompanied by a pool, dock, beach, sand volleyball, a boat ramp, kayaks, and canoe, all included!

Have boats or watercraft of your own? Bring them! We have a boat ramp right onsite and plenty of room for your trailers, as well as docking. Play volleyball, corn hole, Beersbie, ladder golf, giant Jenga or just play in the cleanest, coolest water on the lake. The water comes right out of the mountains and dumps right at our feet. Great fishing as well in season. We are actually in one of the best areas to fish, right near Little River and Spring Creek! Eat s'mores by the campfire at the beach and watch AMAZING sunsets! String Light courtyard, privacy, and plenty of room to stretch out! SO much to do!

Close to Pirate's Bay (water park), DeSoto Falls, Cherokee Rock Village, Little River Canyon, Orbitz Glassblowing, snow skiing, horseback riding, endless trails, rappelling, caving and ziplining. We are in the ABC triangle meaning we are an hour & a half from the Atlanta, Birmingham, & Chattanooga Airports.

The views are incredible and the house has 1870 charm mixed with 21st century décor and conveniences. Breathtaking views of the lake and lawns and you can even see how the sunset pours colors into the house at "golden hour". We also have LOTS of stars, it just gets better & better!

This property is also an event venue and has had many beautiful weddings, retreats, corporate meetings and large family reunions. The grounds can easily accommodate 150 wedding guest and we have chairs and tables available for events (Event Fees Apply) and a big parking lot.

This is not "3 houses near each other to be able to sleep everyone". It is one large main house, an apartment over the garage, and a guesthouse. They are combined to sleep 57+ guests. Hard-to-find, especially right on the water.

Main house has 5 Bedrooms which insides the upstairs sleeping porch, five full baths and one 1/2 bath.

The Den Above attached garage has 1 bedroom and a full bath.

The Rose Cottage, the guest house right behind Main House, has 4 beds +loft and three full baths and separate kitchen and laundry room.

**DURING THE LAST SATURDAY OF MAY-SECOND SATURDAY IN AUGUST THE CHECK IN TIME IS 5PM CST & CHECK OUT TIME IS 12PM CST.

**The lake level does go down a few feet in late fall through early spring and may affect boat launch, dock usage, watersports or lake views.

**The full size bunk beds have a weight limit of 250lbs up, 300 middle, 175 trundle. The twin metal bunk beds have a weight limit of 220lbs upper and lower.

**We do allow pets; however, there are requirements that must be met. Please discuss with us before booking.  

**The water recreation is a good walk but is accessible by vehicle. We have 5 acres and you can drive right to the dock if desired. Too much to describe, so please see pictures

**The pool is open from Memorial Day - Labor Day but can be heated in the off season at an additional cost.

 

CLEANING FEE DISCLAIMER:  We are disenchanted that we have a pass-through cleaning fee so high these days but with everything going on in the country with higher costs and labor shortages, this is our new reality. We understand that when this fee is split by the large groups that is nominal per-person but we want you to know our hearts are that we wish it wasn’t so high regardless of that.  It is a very large house to turn over in such a short amount of time and weekend help is extremely hard to find help.  We only have 880 people that live here so we have to be the highest paid to retain the best and they are AWESOME!  Conversely, we are pleased to remind you that we have so much included with this property.  Unlimited firewood, propane for grill and gas fire pit, all the coffee supplies you need except coffee.  All sweeteners, powdered creamer, filters and we have a selection of tea.  We have spices and oils galore.  You don’t need to bring trash bags or paper goods either.  We stock enough for your entire stay, not just a starter amount.  Bathroom and facial tissues, paper towels, trash bags, napkins, salt and pepper shakers, dishwasher detergent, laundry detergent, aluminum foil, assorted sizes of zip lock bags, plastic Saran-type wrap, shampoo, conditioner, body wash, bar soap, Q-tips, cotton balls, filled hand soap dispensers throughout, kitchen sponges and Dawn dishwashing liquid.  We have first aid kits.  We have hospitality boxes with all sorts of things you and your guests may forget.  There is a huge list of everything stocked for you if you would like us to send to you.  Our guests have told us in reviews that all they need to bring is food and clothes.  One last thing on cleaning:  If you are going to check out on a weekday, please inquire if there will be a break in this fee. There is no way for us to separate it out so we would be happy to address on a case by case if you initiate. We are so thankful you are considering booking this AMAZING property.

Cancellation Policy

Cancellation Policy: If cancellation is made 60 days before the check in date, guest will recieve a 100% refund MINUS 3.3% of each payment made, otherwise there will be 0% refund. 

PLEASE READ: The 4th Saturday in May through the 2nd Saturday in August has a non-refundable cancellation policy. HOWEVER, if you cancel 1 year (365 days) before your check in date we will offer a full refund. MINUS 3.3% of each payment already made.

All cancellations must be made by 11:59pm in the property’s time zone to fall within the cancellation policy. Though hosts can set their own policies, typically they apply one of the following policies:

Once outside of the refund window, there are NO EXCEPTIONS, not even for a pandemic. REFUNDS: Early departure, including partying eviction, or weather conditions do not warrant a refund. Additional fridge in garage/laundry room. We have a cart and coolers and a commercial ice machine. Regular coffee machines, airpots, Keurigs and electric kettle. Tons of china and glassware and cutlery. We are set up for events and there are fees applicable. Also full disclosure: we own the entire property all the way down to the water but there is a country road that runs through the property near the lake. We have place to launch boats, store trailers, extra parking etc. GREAT property for vacation, weddings, reunions or retreats.

“The owner and his son were wonderful hosts during my 21-day stay. They were friendly, attentive, and thoughtful . The accommodation is roomy, and comfortable, a proper kitchen, with spectacular views of Soufriere, the Piton mountain, and the sea. It was a good base to explore the island, spend a day on several nearby beaches, and restaurants, scuba, or chill in the villa with its own infinity pool for cooling down. Thank you.

This property was everything we could ask for and more! The owners were a breeze to work with, the property was BEAUTIFUL, and it was exactly what we expected plus some. Our group of college friends (now 20+ years post graduation) and our families get together annually to celebrate our friendships. We are now at the point where we need something that can accommodate 12 families, including 22 adults and 16 children at our largest. For this trip we only had 9 families and a total of 28 people. We all had so much fun. We were able to spread out when we wanted to and then all eat and swim and hang out together at the main house. Everything was beautiful. There is nothing that we found we needed that wasn't there. The kids loved the playground, the adults loved the hot tub, and we all loved the beach area and fire pit! I cannot say enough about Dave and Ann. They checked in when we arrived and when we departed. We rented their pontoon boat for a day and it was so much fun and convenient to have access to it on site. We can't wait to return next year with hopefully the entirety of our group!

We love this place! We have already booked next year. There is plenty of room for our extended family and enough for everyone aged 12-84 to have fun all week. Owners are great and super responsive. Everything is clean and well-stocked.

This property for our Thanksgiving family reunion was perfect. The main house and rose cottage was clean with updated decor and equipped with anything and everything. Plenty of room for everyone. This is definitely a hidden gem in the woods. The host of this property provided quick and detail responses. Our family enjoyed the grounds at thus beautiful property.
